While there may be areas you would not be comfortable living in,  there are plenty of areas that are doing great (Bungalow Park, Venice Park, Chelsea, Chelsea Heights, University district, etc.).

Most universities are allowing a portion of the student body to attend in-person classes, but it appears that the vast majority of students will be taking their courses online, likely from their childhood bedroom to save on cost.
