January/Feb is busy and flooded with people who come for the phx open (golf tourney), the arabian horse show, Barrett Jackson car show/auction, and a few other things. 

Reading books such as Rich Dad Poor Dad has motivated me to get out of the rat race for good.I've been researching REI for the past few months now and am very eager to get started!

@Stone Saathoff  Hell no , We have a dog , a cat , fish , gerbils and horse shoe crabs .

You are putting the Cart before the Horse when you think to buy a BRRR that you will not be able to fix up to Rent because you also probably never lifted a hammer and nail in your life and you can't do sheetrock or fix a leak or change a sink or unplug a toilet or do a roofover.

Also check out some property management sites like Horse and Chaise in Sarasota and Venice to see what homes are renting for!

We aren't running the rat race.

Just looked at the photos and I would have a pretty long list of repairs, fix ups, concerns (pages and pages and pages).I love horse racing, but this one looks like a long shot for the novice, apprentice property jockey...I would think you have some stakes level tenant and property issues to handle right out of the gate (I can see potential mold, maybe lead paint, vinyl asbestos tile, habitability issues, lots of remodeling etc.)....

We live/own in Chicago and it is a topic of many of the local representative races too.
