I am building my OOS portfolio in small multi and self-storage. 

I just bought a storage facility that I found by calling every storage facility in town to see if they wanted to sell.

I have about 4/10 acres of undeveloped land behind my new commercial building and we do not plan on using it for 3 to 5 years.I am throwing this out to see what ideas or successes members have had in utilizing Rall land for temporary uses for cash flow.I am looking into having temporary chain link fencing put up and making it a storage area for 6-8 RVs and campers, but I’m open to other ideas members have as well.

I continue to invest in RE notes with my retirement funds since all income is deferred from taxes (and tax-free with Roth) and will continue to invest in MF syndications, self-storage and mobile home funds with my personal savings for tax benefits and growth. 

So I told him he should look into storage units. 

Almost half of that area is in a floodplain and of the quarries that have decommissioned, depending on how old they are, the City might not let you fill them as they now offer a significant amount of flood storage (unless you create that storage elsewhere).Also, the City has bought out some properties because of air flight noise, mostly along Jet Lane/Patton Avenue. 

Benefits are lower price, can buy ready made to save time and buy from retailers that can also do financing, and you save your garage which preserves resale value and storage space - while collecting about the same in rent as if you had a studio garage conversion.

I have an accepted agreement for a storage unit facility under my company.

If they are unable to do it in 30 days, they have a couple options:Continue paying the rent/utilities until they can empty the rentalPay me to move the items to storage and pay me for moving/storage costs before retrieving the itemsDo nothing and I will consider it abandoned and handle it according to the lawIt's very common (in my experience) for family/friends to come pick up some of the items but they leave quite a bit behind and don't do any cleaning.
