The only experience I have is in renting properties here and there but would like to get focused and scale to create passive income. 

My plan is to focus on wholesaling and the occasional fix and flip to start and then open it up to holding some properties for cash flow.I'm stoked to be a part of the BP community and learn from all of you!  

If the broker or agent has little requirements and will take anyone approach to throw to the wall and see what sticks then they are not FOCUSED.

This is where a majority of my qualified leads come from, I'm not opposed to scouting other areas as well but at this point, I've only been focused on this area. 

My question is does it make sense to hold a single family in a market that the rentals are low compared to the sell price and focus on the long term value increasing or should I sell and have a clean start in a new state?

Our primary focus is to buy and hold, but we are looking to do more fix and flip in the spring and the woodlands area of TX.

My current focus is on Cash Buyers, Wholesalers, Discount Properties,  Motivated Sellers, and Off-Market Properties.   

My team and I recently started focusing on Spokane too, and we've learned a lot in a short period of time.

I was first introduced to real estate investing 2 years ago, but was too busy with my small IT company to take it serious.I am now winding down my IT business and looking to focus on REI full-time.I’ve joined a couple of REIA, FB, and MeetUp groups to get the ball rolling.

I was working with agents who focused on multifamily, which required a lot of research on market rents, sales comps etc.
