If I buy a SFH with a tenant that has pets and paid a one-time non refundable pet deposit, to the previous owner, am I entitled to receiving a portion?

In speaking with one of the neighbors I learned that the owner is in an adult facility and not expected to return.

If you don't have a go to agent yet, it would make sense to speak to several of the top performers in your local market.You can definitely ask questions about your agent's marketing plan to make sure they have a good feel for how to market your property in your specific market as well.

I can’t speak to PA laws, but it would be very difficult (as you are aware from personal experience) to ensure quality work on your property if they hire their own people.
