I tend to be skeptical of the "motivated seller" approach to real estate investing popularized in the 1970's and 1980's now that the internet presents homeowners with thousands of real estate valuation sites. 

Previously I operated 40 short term rental arbitrage units in Jersey City, and during that time I had thousands of travelers every few months.

As thousands of investors achieved financial freedom through STRs, more lenders and capital entered the market.

$thousands of debt going away isn't nothing. 

Not saying using those guidelines is bad, but that's only one way out of thousands of ways to make money in real estate.

The plumber was someone he had no prior experience with and we have spent thousands of dollars of our own money correcting issues that the plumber screwed up.

I think the advice I have received on this thread will end up saving us thousands of dollars!

I've made hundreds of thousands of dollars off of "I BUY HOUSES" and "WE BUY HOUSES" signs in yards and on vehicles.

You can yell scream and rant all you like... proof is all around you, and I bet the thousands of investors reading this post read this and think...
