I can scan in receipts, use the app for mileage at the time of my trip, setup portfolios, and link bank accounts so it will automatically import transactions.

Historically, NE DC isn't the greatest area, but new apt complexes and restaurants are sprouting up rapidly which is making the area more attractive. 

I’ve read accounts by RE investors boasting about living in the cellar (not even the basement) as a  strategy for rapidly paying down a mortgage. 

While the "Long Term Rental" numbers may not work, short term rentals are alive and well, and the metro atlanta/close neighboring cities are continuing to appreciate rapidly as more and more individuals and companies move down this way. 

Scanning last 1-2 months of sales there's not much crazy bidding compared to North Austin with the exception of few homes.

The only way we can find good properties is that we developed software over the last few years which enables us to rapidly get to the 20 or 30 properties.

The oak floors from the 50's can look really nice if done right.
