SFH Rental property owners in Del Valle - 78617

Looking to connect with anyone owning REI in DV, Austin area esp around 78617 zip code. How is the current market for investors there? Looking to buy something nearby Tesla/COTA for < 300K (3BHK/2B) around 1400-1600 sq ft as thats the only area im seeing some cash flow possibilities. Scanning last 1-2 months of sales there's not much crazy bidding compared to North Austin with the exception of few homes. But I am seeing nice homes on MLS receiving multiple offers and almost touching 300K for final closing. Spoke to Lennar guys (Sunchase community) and they are sold out and 1400 sq ft home going over 300K...How much rent can I expect here? Is 1700 reasonable?
