It turned out to be the nicest investment property I have seen in my region and although I would have liked to have gotten it under contract for $20,000 less I realized the numbers work, the owner has taken great care of it, there’s no real maintenance issues, and the tenants are paying market rent and are on month to month leases so no problem evicting if they stop paying.

National and super regional banks typically only want to deal with owner-occupied mortgages, which requires personal ownership.You could change title after you take out the mortgage, and there is a good chance you will never get caught.
