Does this process take a while? 

There are a couple of reasons behind this inclination: firstly, I'm drawn to the intricacies of data analysis and crunching numbers inherent in the investment process.

I want to GC these projects, perhaps starting with just one build, but would like to have someone with experience to offer advice/consulting to help with the process and ensure I avoid or minimize potential mistakes.

Well, it already works that way here, just by normal process.

The process went pretty smoothly until the turnover.

Much more landlord friendly and the vetting process allows for a better control over everything. 

With that being said the best thing we did to help the tenants and ourselves was to develop a process to vet ALL of our tenants to try and make sure we are getting the highest quality tenant, regardless of the location. 

In short the trust would allow for you guys to retain control of the property rather than having to go through the probate court process upon your mother-in-laws passing.

I have read materials and watched videos, but it seems like I need to take the next step and see if anyone can help guide me through all the processes.

It's good to see a down-to-earth reality check of what's involved with the process.
