It shouldn't be too difficult to take your plans to a couple of builders/contractors and get ballpark estimates for build (you'll want both dollars and days as days impact holding costs).I think you're potentially on the right track to something good, but a little more research up front could really pay off.

The vesting (joint tenancy vs TIC) on the property has HUGE impacts on whether you can split proceeds up at the end or must keep the company together (in order to avoid capital gain taxes).- will your investor want to be an active investor or completely silent?

I had read on another post that since I own the land, financing would be easier to obtain and when the project is completed, it would be possible to make the permanent financing include the value of the land as well.

For an account to have a positive impact on your credit report and score, it must be at least SIX MONTHS OLD and have been reported on at least once in the PAST SIX MONTHS.So basically what this means is if you do not use your $1000 limit card in SIX MONTHS it will have no impact on your credit report.Do exactly what both advise and use it to buy gas and smaller items.
