@Dylan Hlavaty one option is to package more than 1 property in one loan to make the minimum loan amount.

I am considering an exit from the business, but not sure how/where it's best to list/market as a package that cannot be split.

If you can't get separate homeowners and Commercial coverage, you will probably have to insured both buildings under a commercial policy (Business Owners or Package policy). 

I'd get all the facts together in a nice package and start calling the local community banks as they may have more flexibility than your current lender.

It all depends on the location & limits of coverage.With a single rental in the same state, I'd suggest marketing your Home, Auto and rental as a single package. 

I also highly recommend "Every Landlord's Legal Guide" by NOLO because it is full of practical advice and it links to your State laws.The Lease Agreement Package from BP has a strong lease and some other forms.
