Acquisition of properties

I currently have 2 properties under hard money that I am in the process of doing a cash out refi. This brings my current door count to 7. All of which are on rent and cash flow. I have an opportunity to acquire 12 more doors in a package deal but lack some funds until my cash out refi closes. I dont want the deal to slip through my fingers but also trying to be smart about it. Am I taking too much to fast? What are some options for financing. Any input is appreciated!
