I did some looking online, are you referring to a certification that individuals can obtain?

For the electronics business I think I will need a tax certificate for buying parts wholesale and charging customers sales tax.

I know this topic doesn't have the substance of most real estate investing topics but this is a vehicle I have decided to use to help me obtain financial freedom and build capital and I appreciate you guys having positive feedback and helping me out.

A conventional "Delayed Financing Exception" Loan should be able to be obtained immediately, but would only be for a MAXIMUM of what you paid for it including closing costs.

I can get you two houses right now on a decent street, already rented (one at $850, one at $800 - and they're paying for water), with Certificate of Occupancy, new roofs and furnaces, for less than 33k each. 

imortgage is the only company I have found to claim to offer this, but I have been unable to obtain many details about how they are doing this. 

If you do it yourself make sure that you look up the Nebraska LLC Act in order to make sure that you have everything the articles of organization or certificate of formation require (different states have different names for an LLC filing). 

You need the zoning certificate to see how the city classifies the property.
