I've ran the numbers, we would get it for around 35k, about 35-40k in repairs and the ARV is right around 120k depending on the current state of the market.

Generally the fees are going to be very rough on DSCR Loans of that size (as a percentage of loan amount) but probably no choice right now - the market for DSCR Loans under $100k is very small and less than $75k even smaller. 

Additionally, being aware of your legal rights, trying mediation to resolve conflicts, and not being intimidated by court disputes are essential steps.

I can see the opportunity being there in the right market...if the due diligence is done like Trenton said.
