I know that is a subjective question and geographically specific but for those of you investing in the New Jersey or Florida areas, what is typically a number for this that you look for and how does that change if you're syndicating a deal.

@Justin Roland I am an investor from New Jersey, looking for your recommendation on reliable local contractors in Albany region.

Esp those of us in the northern half of the US where STR isn’t very profitable bc no one wants to visit Ohio, New jersey, indiana or nebraska in november.

Now, I would like to invest and perhaps do my first flip in New Jersey area.

I'm located in Central Jersey and all mailing addresses are within NJ as well.

Are there any Investors in New Jersey, preferably in the Essex County area, that would be willing to taking on a mentee ?

Detroit, New York, California, New Jersey, are all transient in a bad way, not the same thing. 

your right but my home market right now is north jersey and prices to buy a 2 unit range from 500k to 600k and taxes 10k plus. i dont wanna waste agents time in NJ if the price i can afford is no where near enough to buy a 2 unit so my next best bet is PA or NC, so its basically narrowing down budget so i can be realistic
