From a profitability point of view, I can't see any justification for making a loan to someone without a copy of their credit report.No one, not an attorney, nor a MLO, can put together a program that is legal unless they are also going to service and collect the loan (which must be in the name of a legally capable entity - not yours)  as well if your company is not a legally compliant lender.

It's common sense to understand that given two equally capable people managing a property the difference between them would come down to motivation, who has the most skin in the game, who has the most to lose, who has the most to gain, who has a personal buy in to the property, who's attentions are divided more between properties?

However it's actually zoned for commercial and the city is fighting to get it to comply with the zoning.I've never done anything with commercial before, so I don't really know how to find out what demand is like in the area/what I could lease it for as offices or something like that.
