You are renting it out and need to make it nicer than other rental comps versus flip comps.6) BRRRR often has higher returns.

I've been looking at properties within driving distance of me, because I want my first investment to be easily accessible.  

Cash flow is pertinent but long term wealth is more easily found in equity.
