A tenant says "xyz" (sewer gas, mold, peeling paint, etc.) is making the property uninhabitable and a health or safety issue, so they are not paying rent, or pay whatever they feel like.Question we always ask in court:  "If you feel the property is uninhabitable, why are you still occupying it?"

For sake of simple math, and believe me I've run a lot of scenarios that are more detailed, let's say $250 ARV, $100 Purchase and $50 Repair costs......Option 1:  Hard money loan Certainly hard money is the easiest and for a reason - not cheap.
