For the most part, most "wholesalers" are acting as unlicensed brokers who choose not to do business in a legal manner...OR...maybe they cannot get a license due to criminal history.

Cash still talks, as long as you do due diligence in credit, background screening and criminal and don't skip details.

You are likely not the first person to mail the address and some people take offense to this. 

(No offense, but there's a stereotype.)  

Be sure to use one that includes ID verification, address history, criminal background, and a complete credit report.

@Victoria King my primary focus is working with investors in the Chicago western suburbs, and I don't take offense if they find something with a different agent.  

The most stringent screening process still can't guarantee you won't run into this again, but certainly can help you mitigate some of those risks (ie. be sure to include a nationwide criminal background check, eviction history, credit score and credit history breakdown, and reference checks from prior landlords).

We also checked that all 4 adults have no evictions, criminal history, or bankruptcy....
