It's indeed common for lenders to require 2 months of reserves for loan payments on each property as you expand your portfolio.

The only benefit I would say is what they end up paying for not cleaning the poop in the common areas/yards, which is an extra $200 to $300.

On the east side, in Redmond, we are currently living in a property worth probably 1.6 with about 600K outstanding - and a monthly payment of about 4K including mortgage, insurance, property taxes etc.Looking to leave the area.Does it make sense to rent it out given that I’ll probably get 4K in rent?

Use common sense your brain is your friend. 

I'd say 95% of the time there is way more to the story, that makes sense for them, but doesn't make sense to everyone else. 

If you go into a BRRRR with the intention of holding it, but the numbers make more sense as a flip, you can pivot your strategy to what makes the most sense for the deal.

There are some products that will allow you to go to 80% BUT they often are some much higher priced in upfront costs they usually do not make sense.

Oil pump jacks are common in eastern Ohio but not Central OH this is the closest I've seen ever and in 10 years I've never seen one.
