Do the units have washers and dryers, granite counters, stainless appliances, open floorplan, and a master bathroom and common bathroom for 2 bedroom units and above, walkin closets in every bedroom and tile baths and showers, not surrounds?

One would be in the kitchen, another in the bathroom, and another one for the washer in the garage.

There is actually two water damage marks, but they come from directly under the bathrooms above and are pretty small.  

I'm currently rehabing an older home and the downstairs bathroom has two doors, one opens to the master bedroom, the other to the dining room which is open to the kitchen.

I'm paying for all flooring, tiles, appliances, kitchen and bathroom fixtures, lighting, and a few other things.

I am currently doing a bathroom remodel in a tenant occupied property.  

Also, if no other home has certain upgrades such as granite and other really nice upgrades such as ceramic tile kitchen and bathrooms, then those wound not add value either.  

Demographic is working middle-class families.Two bathrooms.

Assuming the plumbing is fully charged, and the home has been inhabited recently, you can use the moisture meter to probe around areas that are common to damage: plumbing walls, cabinet toe kicks and bases, kitchen and bathroom floors, shower or tub surrounds, below the washer drain box, etc.
