From my own experience, if I simply stick to these items and know nothing else, I manage an excellent batting average when it comes to tenant selection.First off, if ANY of the adults who will be on the lease have evictions or violent or drug related criminal convictions, I reject the entire group/family.

He couldn't come up to look at rentals, so he had a local adult family friend who was looking at rentals for him.So, as I started showing the unit to the family friend, he took out his smart phone and called the law student using Skype. 

I'd find a way to target female tenants, myself, if there's a way to do that without violating any laws,  and avoid those college boys.

They are grown adults and should abide by the law and lease.if your lease doesn't cover pets, then you should add some pet rules that could help both protect you and your tenants.
