So, I had to get the owner and tenant agree that it actually took place. 2) Meeting Tenants - I would say not needed, but certainly when their lease is up, you want to re-screen the using your screening criteria for income, background, etc... 3) Review the leases and understand expirations and lease renewal terms if any.

If you property is generating a solid income and is heavily themed you can be at the top of the market, but not like what you have outlined as in a commercial property.

My property taxes are high - around 9k a year.I’ve been out of touch with the market this year dealing with an illness and I’m trying to make the best decision cause this is my lifetime investment and extra income.

I buy rental houses in Indialantic and Melbourne Beach, in addition to my Texas portfolio.  

Restaurants usually sell for around a 2X multiple on net income.

But with Option 1 and 2, can use the deprecation to offset some rental income. 

I would love to purchase 10-15 homes and then focus on paying off all of the mortgages to have a greater monthly income.

Think a good rule of thumb when investing out of state is to:1)  Talk to their sales team and get their top property/area recommendation2)  Do your own analysis on that area for population growth, crime, income. 

This should stop additional partial payments.
