Brian,While your question is broad, the answer can be quite complex and depnd on a variety of factors.

And this is the best advice I can give you;- use your own phone number (NEVER use the brokerage number)- get your own personalized email address - interview a variety of mortgage brokers and bankers and don't use the "in house" guy.

In my case, the real estate business is very easy for me because I can make my own hours and I get to do a variety of things, although overwhelming its very fun.

I highly recommend having an agent as a member of your team for a variety of reasons - the most important of which is to have an advocate for YOU.  

When I see a basic garden variety home in a mid~line community in OC, Ca., go for one million dollars, I think, man, how many units can I buy with that million!!!  

We decided to stay more to the east and focus along the I-75 corridor for a variety of reasons, one being the massive expansion at the Savannah port.  

Las Vegas, like any other metropolitan area, have a wide variety of neighbourhoods and prices (Yes, there are still bunch of $20K SFRs there but whether or not it worth buying is a matter of taste and investment niche.
