Before I go further I'd like to ask that this discussion thread be strictly for uplifting and to help raise a generation of financially aware airmen, corpsman, sailors, and soldiers.My favorite stories I've heard on the BiggerPockets podcasts are when military members take advantage of each time they get stationed to a new part of the world and decide to invest there in those communities. 

Rockwall is notorious for inflating tax values a little to generate more income.

Are there any tried and tested options to attract leads to your real estate website. just launched mine www.getcashatl.com but need to scale up so that I have sellers going to the site to enter the property.

Even if you want to buy and hold - you need to generate a lot of cash to make that work.I say keep looking for the right opportunity.  

If you believe in the power of real estate as a wealth generator, you would hold onto the property for 5-10 years. 

Running out the cash flow #s then, assuming the 50% role (which seems reasonable given an older home), I'd break-even or lose a couple hundred backs a month.I love the thought of having paid off real estate generating cash flow down the road.

A $1,000,000 loan is not something one just gets easily, and if you don't qualify now you'll likely need to generate a lot of income in the next 5 years to do so, it is possible if you have to sell and the property appreciated for you to reap all the rewards that you could create resentment between yourself and I'm going to assume siblings.
