I would say my best advice is to take your time, learn about the properties you're looking at, visit some open houses to see what's out there and the condition of properties are, engage with agents in the local area and the selling agents in the open houses to see what they love about the area.

So you have three choices, (1) engage an attorney to draft a contract specific for the property you’re attempting to wholesale or a generic contract for any property you’re attempting to put under contract, or (2) purchase and download a contract from one of the numerous on line legal sites, or (3) utilize the commercial improved property contract provided by the Texas Association of Realtors ( note: if you’re not a member of the association and a licensed Realtor using their contract is a copyright violation, however; the chance that the copyright police will arrest you is extremely small).
