Takes some playing with the hot water heater to get this into that range; I always try to take the reading just after the hot water heater has turned off from a heating cycle, since that is when the water has been heated to the thermostat setting.Sorry that I don't have much else to suggest on this; I suspect at some point you will end up evicting this tenant.

tom, i was at that house a few months ago if you rembmer..i can send picsi f anyone is interested..when i was there,the house was in rent ready condition minus ac/heat i believe...i called some for rent signs around the area...650/month is definltey doable--not sure why its not rented out, other than the fact that most property managers don't do a decent job bc they get more money just receiving applicatino fees than actually getting the 10% of rents

Consider perhaps heat tape on those pipes.She will probably want to start using electric heat in the first floor so that will contribute to warming the pipes in there.

Im not saying this is a good thing but when i go out with couple friends with my wife, and the husband works for a company and relies on that steady paycheck I truley have nothing to talk to them about eccept for the miami dolphins or other sports.
