I would say next is the track record of the PM (regional footprint, nights over the year, own website,...)My business partner does self manage and then utilize booking fees (negotiable) with other PMs like 360 Blue, Beach Reunion,... depending on location of the property, time of year,...The other PMs in Destin / 30A that is they're primary business model vs developing, building new / reno... 

Always wanted my own condo at the beach.

I love shots of buildings and rooms and spaces from angles you normally don't (and sometimes can't, see) spacial relationships just fascinate me, and I've seen some pictures of properties for sale in the realty catalogs at the beach that I just marvel at.  

To add to the thread:We purchased a triplex to house hack in North Alamitos Beach, Long Beach in 2017 for $625,000.

I recently moved to Upper Rainier Beach / Skyway area  (about 8 miles S of downtown seattle on the hill above renton)   So far,   its looking like it was a good decision.    

There's a great meet up once a month in Delray Beach.
