However, because of the spectacular views I could get from this second floor I am still trying to figure out best way to put second story ADU.Has anyone added second story on top of the existing house?

We've put in a ton of sweat equity with refinishing the floors, replacing windows, upgrading electrical, and just general remodel.

(Flooring, Paint, New Bath Tub etc..)

Our plan is to remove two non-load bearing walls to open up the main floor’s floor plan, gut and refinish the kitchen completely prior to moving in December 1st.

I'm going in October to refurbish with new flooring, paint and maybe some new kitchen countertops so I'm hoping that should conservatively put me at $200k in home value.

Inspect the flooring, doors, sliders, back yard and if all clear delete the $50 for next month.

The rehab consisted of replacing the roof, changing the floor, doing a new kitchen, updating bathroom vanities, and painting the entire house. 

An area of concern is the front concrete steps.
