With wholesaling you are playing "match maker" and making 5k to 10k in the middle.

I find that most of these wholesalers drastically underestimate expenses, which tend to run 40-45% unless the ppty is brand new.

So, be careful about putting down more EM than necessary, and be prepared to play by the bank's rules, even when it's not particularly fair.
