I'm embarrassed to admit I actually hopped on a plane from San Francisco after work one night last month gleeful at the chance to buy a turnkey for 40k that was worth 50-55k (what Clayton talked to me about as the usual scenario)! 

I am interested in sfh 1300sf and bigger in A-B neighborhoods. 1% Rule minimum.
