Coming to a resolution quickly, even if it means a payout, is certainly the best solution in terms of the stress involved. 

I would do what you can to eliminate the stress with the tenant so you can focus on the AC issue.  

I get it's tough paying $20/hr for mediocre help and do a lot myself for something to do, but thats different  than stress and indigestion.Hire and train some HS summer help or sell some. 

I'm aware that there are additional stresses that come with short term rentals. 

Often it seems we have to be chasing only X when often day to day we use different motivating factors to help through tough/stressful times.

I come from construction management and I can not stress enough that pm companies switch from using all vendors to at least having some in house labor/tradesmen to maximize profits.

What a stressful time it is to be a first time home buyer..

Anyway, I saw a Lorex 8 camera NVR system today at the costco and thought that would calm down some nerves but I know me and it's going to really make me angry and stressed constantly because my tenants are inept and would be breaking a new house rule every other day, smoking indoors, bungee jumping off the roof, throwing firecrackers at cars, urinating in the front yard while spinning in circles etc and I'd be right there at the camera watching it and letting my blood pressure go through the roof, also I would be on the only house on the block with cameras and the police would be hitting me up nonstop every time another house on the block was broken into asking for footage because none of the other landlords here want cameras for the exact same reason.
