Not being able to get a vacation loan is hard because you have less leverage, I would try and find a 15% loan for the same reason (more leverage tends to be the way to go in my opinion).

If you can be objective you will find loan programs from lenders that make sense for you and make sense for the lender.

If there were 3 day disclosure rules, you would just have to close 3 days later.But if the fees are a surprise, consider getting an extension and finding a new lender.
