Selling Houses Via Local Auction

Has anyone had experience selling properties using a local auction? I have some properties that are in good condition that if I could get an offer of 85-90% of market value without realtor fees I would happily take for a quick sale. 

Looking for experiences people have had trying to sell properties this way. My idea was to set a date for an as is auction and put out signs, flyers, and social media ads for the auction the week leading up to it. Setting a reserve price and then having an open house the day of the auction to accept bids and hopefully find a direct buyer. 

Any advice?
