I'm not going to knock your education, but I think the questions you are asking are very valid.They are so valid that I feel that SJSU should be teaching their graduates this sort of information. 

As others have recommended, David Green’s book about long distance investing is really good and teaches how to build a team in a location that makes sense.

As your first property, it'll teach you a lot about managing and owning a rental property, at which point you can scale into other properties in more affordable/attractive markets.Robert Leonard
