what about basement bedrooms thinking kids needs internet in their room/tv they all have one seems like .I know nothing about doing this what wire,connections etc,,,looking for advice to avoid butchering house later.

Unfortunately the woman I am dealing with is a 75 year old woman who does not even use the internet so I have a feeling it will be difficult to get some of the paperwork that I would like to see.  

@Craig Garrow  this information is readily avaliable on the internet with a few clicks.just google a state and ask how the tax sale works.. many counties have it clearly spelled out.. no big mystery here

When I read up on the internet, there seem to be a number of lawsuits against PEX piping and some plumbers even refuse to use PEX piping because of their quality.

So instead of a tenant doing Handyman tasks, I am a true handyman living on property basically.The  purpose for sharing my experience is to help BP landlords avoid the costly mistakes.      

Ive created some written timelines, task lists, budget estimates, knowledgeable resources and contractor/company references, but putting all of this information into action has proved to be the overwhelming portion. 

Things are certainly different than they were decades ago, though, and with the internet and emailing, speed and efficiency are at their prime.

I have some stories about contractors , but that could take a whole thread  -  I've had them not for show up for days at a time while promising to come over "tomorrow"  -  I've had them lave tools at the job site to get stolen ,  I've even had them steal money from me  - I've learned to put a time limit and a schedule together and have them sign it - make them responsible for completing tasks on time or get paid a reduction on the agreed to price.

So if it is less than that, I try to outsource these tasks to someone (including realtors) so I can work on other tasks.
