You could say the dog is not allowed inside the house, and they have to clean up after the dog every week, but be prepared for them to break that rule pretty much every day starting on day 1.As an aside, in some areas you could have trouble if you disallow dogs.

Offer accepted on my first deal (triplex) and inspection pending (WA State).During my initial walk-through, I met a couple who seemed to be more than knowledgeable about the property, possessed keys to storage areas (possibly other units too), had special parking spaces, and stated that they take care of the things around the place including the large yard in exchange for lower rent.

I already have an existing business and units ready to be placed so if I could get 40-50 units rented it would be nice to have that income as I prepare for the larger development costs to come down the road.I hope to build a much larger pad where I will need additional permits and then eventually actual self storage buildings.

Seems like a win-win.Until....Talked with a lender this afternoon, a specialized farm and agricultural lender, and they wont consider it without me physically paying 25% down at closing.

Ideally, 1 person would come in and make us an offer, but we'd probably get a better price if we sold them to individuals who specialize collecting in the different areas.
