How about instead of going with a consultant, you retain your own CCIM broker to represent you in a transaction...you don't have to use the listing agent. 

I don't have any insider information in that regard (or I'd be on Wall St sipping champagne with Warren Buffett), but we've been spoiled into thinking 3.5% to 4.5% is 'normal' since 2012 or so.

When it is behind a wall or between floor and ceiling, you will just budget to run fresh piping through those spaces.

Biggest thing for me has been to write down my goals and tape them on my wall.

That coupled with the fact they they sawed one wall in half to fit a larger refrigerator and the roof is sagging.

But what about things like knocking down walls, building new ones, window replacement, kitchen remodel, etc... do i need to hire contractor with a Construction supervisor license?
