I would say eviction laws in PA are fairly favorable to the landlord compare to other states, but a litigious tenant can easily drag on the process for months if they are clever enough.Of course, you could agree to accept the property with the bad tenants and use that as a reason to further reduce the price point.Not sure what the purpose of the 60-day termination contract is.

You have the option of entering into a lease purchase with your friend that makes you the tenant/buyer and her the landlord/seller or making a purchase of the home subject to the existing mortgage.A lease purchase gives you the rights and responsibilities of the owner without title.

I find the info on loopnet etc is very thin for practice purposes.
