He thinks I should do the monthly installments for the security deposit (after the holidays of course) for the first several months, and inform the tenants that when those installments are through (whatever they're going to be?)

I would sell I think, then re invest for your self... makes it alot easier at the holiday times..

I've been working Holidays and overtime these past few months to really get out the negative equity and try to re evaluate the situation and maybe refinance it if it will help me towards real estate.

I've seen a few different REI groups on meetup for Louisville but haven't been to a meeting yet because they all had their holiday parties this month.  

Since this didn't get resolved in November, and you didn't serve the PQ notice in the first week of December, I doubt it will get resolved in late December when people are on holiday break.

Those are Spring Break, Summer (middle of June through middle of August), and holiday weeks like Thanksgiving, Christmas and New Years.

There is also a peace of mind factor, I want the place I live to be as relaxing as possible, not someplace where my immediate neighbors feel they need to dodge or confront me because they are late on rent.   

Mine are deposited in my account on the due date - if there is a weekend or Holiday issue, they need to plan in advance.
