I set up loans for lenders and they are very diligent on exactly how the insurance is written up. 

I've thought about property mgmt. but I'm having a problem deciding on whether or not giving up 10% of gross income to cover the cost of mgmt. is worth more than convenience of improving the proximity of another location closer to my primary and easier to continue managing myself.  

With your design experience you definitely have a leg up to flip, but the Asheville market is pretty steamy hot.

I’m in a traditional career now and would love to scale up investing in some real estate over the next several years. 

Tenants were bought out due to COVID eviction moratorium, asset then received cosmetic renovations and was leased up to a rent roll of over $16,000 before being sold for $1,350,000.

However over the course of 3 months without any real word I started to follow up. 

my business is building new homes and i have 12 presales currently so just finishing those up and they will all close so rates are not affecting me. 

As one of the first steps, I am trying to come up with a buy box.
