Blue collar area.The town has been selling off tax sales to investors from what I've heard.

Understand that there is a lot that goes on, on the investment side of the business (off market) that realtors, who spend most of their time and effort on the retail side of the business, aren't familiar with.A couple of good resources are "The Millionaire RE Agent" (red book) and "The Millionaire RE Investor" (blue book) both by a guy named Gary Keller.

What I meant is that "market price" is set by the demand versus supply of that type of asset in a given market, and what that graph shows is that more demand coming to sun belt states (in darker blue on that graph) and supply is not enough or is not growing fast enough (unbalanced supply/demand).

I know nothing about the area other than it is beautiful and green and closer to an ocean than Colorado is. what do you all think?

Renters don't really care, but they will probably remember a house with color, rather than drab tan.Maybe use a muted green or blue.

Also, grays can pull a lot of different colors depending on light source... green, blue, purple, etc. 

I think there is definitely a further conversation to be had about the $15K however I can tell you that we are KILLING it in undeveloped areas in Ocean County NJ.
