If you plan to focus on SFRs then might as well get your license, but if you like commercial, I would either network with investors, or work for one of the commercial firms.

The best ways to find deals are:1. bandit signs2. letters3. door knocking 4. networking like crazy (everyone should know that you are the "subject-to" guy, or the "lease option" guy.

c) Do you have a network of HVAC, electrical and handy man help?

All under the guise of "helping homeowners" or "bolstering the financial system" but in reality its just a sickening good ol' boy network between big banks/brokers and their "regulators".
