If you want to avoid house hacking, your best bet will be to find a seller who is willing to hold the note instead of the bank (ie seller financing).

I have no bills really other than a phone, internet and food.

Using your housing money to get into a single family home in a good area or a nice condo that you would like to rent would seem like the best bet.
