I'm surely not getting the "scenario", you're asking people to sign over their interest in a property for "a fee" you pay to them, I assume you mean paying less than FMV in cash, in order to benefit you in some other way re other properties you own nearby... and your intent is that you then have title to this new property also?

Otherwise, you are talking about trying to prove that the seller bought them with the intent to NOT have them go to the renter etc...not worth it for used washer and dryer.
