The forums at Credit Karma helped me immensely, and I found good form letters to use when approaching credit agencies to remove derogatory marks when paying old medical debt in full. 

In your experience what are some trends you are seeing with respect to population growth or decline, the economy and growth or decline in the rental market?

A ton of growth and redevelopment is taking place along the central corridor.

You also can set up a retirement account within the company to shield quite a bit of income, though it wouldn't be available to grow the business directly. 

Obviously the cash flow isn't huge so I am primarily looking at it for it's growth potential and I am hesitant to sell so soon due to the percentage I would lose between the initial closing and the sale transaction in comparison to my equity, we currently have tenants and they move out in a few months, we already signed a new lease contract, however, for a two year term with a new tenant so we are looking at our options when they move out in a few years.

It can be a challenge to find a "great deal" in NWA given the overall prosperity and growth of the region.

I'm going to rely heavily on feedback from anybody on here that has feedback to give about market growth, opportunity, landlord friendly state, tax friendly etc....

Net population outflow, anemic job growth, high taxes, high(ish) cost of living, and on-market deals generally have pretty unattractive rent-to-price ratios...the works.
