I am looking to invest in the Northern Kentucky and Cincinnati area for right now.

This saves you the cost of refinancing if you are satisfied with your current rate, but more importantly, if s*it hits the fan in your personal life you are only contractual obligated to make the lower 30yr payment. 

This time I hired a marketing agent to handle some of the specifics because we were at the very tail end of my orders (boxes packed) when the hurricane hit. 2 days later my marketing agent said she was taking the listing off the market for two weeks and would re-list at a higher price point to focus potential tenants.

My goal this year was to hit 1k units which I did then hit $1m/month rent roll which I fell just shy of (hit $955k as my best). 2019 will likely be less about buying addditioanl property and more about taking a breather.

Do I find a wholesaler and take a hit on the property?

This month we will hit 30 units, following most of the advice from the post cast. 

In Massachusetts, it would be equal to a 4 credit college course, so in Connecticut, it would be equal to a 6 credit college course.As much as technology is out there like YouTube with real estate videos; there is no easy way other than "Just Hitting the Books" without the technology is the best way to learn pen, paper, 10 key calculator, your textbooks and allocated study time and quiet space will help you succeed!
