Can it be done with 3rd party sites...yea..but why not expand your network and gain access to valuable info at the same time.

@Ayala Shoshan  If you use a knowledgeable agent and wind up buying through them, they'll typically get a commission that's paid by the Seller and you get the benefit of learning from their experience.

I'm traveling to town next week to get a feel for the area and hopefully gain some insight before investing in Huntsville, AL.

To avoid capital gains I would like to reinvest, without a loan. 

I am slighty aware of things like capital gains taxes and am worried that since we've had the building for such a short amount of time, it wouldn't be worth it.

Also, if you do decide to sell, be sure to consult with your tax adviser to avoid/delay taxable gains.
