Flipping in Phoenix and scottdale Az

Hi Im happy to be here. I am completely new at this and am trying to learn all I can. I’m the mom of a large family and I had a successful business in the past. I am lucky enough to have some capital to start with. Two questions-1. Any advice on a step by step plan for flipping homes in my area 2. Would it be a good idea to find a mentor to walk me through every step of tHE efirst flip and then to take a percentage of the profit? If so, what would be a fair percentage to offer? Thanks for any info or advice!
